Tenant Guide
When renting a property, you are likely to have a lot of questions to ask your agent. This guide has been designed with those in mind. Here are some things to consider when renting a property:
Location
Is it within close proximity of transport links and local amenities that you need?
Furnished or Unfurnished
If you don’t have any furnishings, it would be ideal to look for a property that is furnished you the added expense of purchasing furniture.
Rent
Is the rental price affordable and within your monthly budget?
Specific Requirements
Some landlords might not consider pets for example, so be sure to check first. By registering your details with us we can match your requirements to suitable properties.
Referencing
Remember you will be referenced to rent a property, this will look at your credit history, employment details, identity and so on. Your eligibility for the property will depend on the findings of your referencing.
Tenancy Agreement
You will be asked to sign a tenancy agreement prior to the keys of the rental property being handed to you.
Insurance
Make sure you insure your contents against theft or damage. We can offer you a personalised tenant insurance quote. Your landlord will be responsible for insuring the building.
Rental payments
Your rent will be due on a set day of each month so please set up a standing order to ensure it reaches us on time.
Deposit
You will be asked to pay an upfront deposit which will be held in a registered deposit programme for the duration of your tenancy. This will be released at the end of the tenancy providing both you and the Landlord agree on the condition of the property.
Inventory
Be sure to check your inventory carefully, this is a schedule of the condition of the property and prepared before your tenancy starts. You will be asked to check it and sign it when you move in.
Maintenance and Repairs
It is important you report any issues when you notice them to prevent them from getting any worse. Depending on your contract you will either have to report the issues to your Landlord or Bluestone if we are your managing estate agent.
Inspections
You should expect the rental property to be inspected on a regular basis, this is to assess the condition of the property to ascertain whether any maintenance or repairs are necessary and to ensure you are conducting your tenancy in a suitable manner.
